From our diverse floor plans and top-notch amenities to our prime location and pet-friendly policies, we have everything you need to know. Our permanent location is under construction at 525 S Riverside Drive, Iowa City, Iowa 52246. We will open in Fall 2025!
Our temporary leasing office is at 124 E Washington Street, Iowa City, IA 52240.
Replay’s leasing office is open Monday through Friday, 9 am to 6 pm, Saturday, 10 am to 5 pm, and Sunday, 1 pm to 5 pm.
At Replay, we offer 12-month lease installments. The 12-month lease installment begins on August 15, 2025, and ends on July 31, 2026. We do not currently offer shorter lease terms.
Move-in day is set for August 15, 2025. Please contact the leasing office for any other move-in dates prior to that date.
Your contract is based on a total amount divided into 12 equal installments for convenience. Depending on your lease term, your first installment will be due on or before August 15, 2025. The last installment will be due on July 1, 2026, unless you choose to renew and stay at Replay for another year.
We accept payment via check, money order, or online Resident Portal.
All leases end on July 31, 2026. If you need to get out of your lease early, you can re-let your unit by finding someone to take over the remainder of your lease. Please contact the leasing office to learn more about the re-let process.
Yes, you can switch floor plans if we have the space available. Your rate is subject to change depending on the floor plan you choose. You must sign an updated addendum to reflect the new floor plan. If you have a guarantor, they will also need to sign that addendum and will be notified of any changes.

Replay’s apartments come fully furnished with a premium furniture package built into the rental rate.
Yes! As long as the funds are dispersed into your bank account, you can use them as you need. We will not accept the funds directly from the financial aid office or defer payments for fund disbursement.
One-time fees:
The application fee is due when your application is submitted. All other payments are not due until move-in. Ask our office about our waived signing fees special!
Individual leasing means peace of mind for you. An individual lease is a per-bed lease. You sign a lease for a bed space in the apartment and share common areas with roommates. This means you are only responsible for your installments. If a roommate transfers to another school or moves out of Replay for any reason, you do not have to worry about covering their portion of the rent.
A guarantor is a co-signer for your lease agreement. Because students often don’t have an income, having a guarantor allows us to qualify you for a lease based on your guarantor’s income.
You will list the name and email of your guarantor during the application process, and your guarantor will receive an email to fill out their portion of the application.
We require all residents at Replay to have a guarantor or enroll in our Guarantor Waiver Program.
The Guarantor Waiver Program is hosted through our Third-Party Lease Insurance Program, which fills in for a personal guarantor or parent cosigner, allowing you to sign a lease where you otherwise would not qualify and will enable you to self-qualify as a student. At the time of signing, every resident agrees to the auto-enrollment of the guarantor waiver program if a personal guarantor is not approved within 7 days of signing. This program includes a monthly fee for the lease term to cosign your lease, which is an additional monthly cost.
For applicants who do not have a credit history in the US and/or a guarantor, you will automatically be enrolled into the Guarantor Waiver program.
We need your Social Security number to run the criminal background checks on primary residents and an SSN for all guarantors to complete the credit screening.
Replay uses Entrata software to keep your personal information secure. All your data, including your name, email, birth date, and Social Security number, are secured using encryption techniques that banks use to keep your financial information private. Data is transferred via an SSL/TLS connection using 2048-bit encryption between your computer and Entrata’s servers.
You can quickly complete the entire leasing process online. We are also available in the leasing office if you wish to visit us to apply in person.
Step 1: Fill out an application.

Step 2: Sign your lease.
After your application is approved, you will automatically be emailed a link to sign your lease. Once our leasing associates countersign your lease, you will be notified via email and receive a digital copy of your completed lease.
Step 3: Get email updates.
Once your lease is completed, you will get email notifications with more information on topics such as construction updates, events, move-in, etc.
At Replay, utilities are projected to range from around $30 to $60 per person per month on average. This will vary depending on floorplan type, usage, and other factors. This range is an estimate—costs may fall outside of it.
Here at Replay, we offer professional roommate matching by hand by one of our managers. In your application, you will fill out a roommate section and answer a few questions that we use to help you find your best match.

Replay does not offer co-ed roommate matching. If you would like to live in a co-ed unit, we would be happy to accommodate, we just require you fill your unit.
First, we will get to know you through your rental application. You will complete the application online, listing your preferences and linking your roommates if you have already chosen them.
To get to know you more personally, you can contact us at [email protected] to schedule a meeting with a leasing team member! Here, we can discuss your needs and any details that you think are necessary for us to make the best match possible. You can also email these details to us.
Additionally, team members hold most property tours in person and are trained to ask specific questions so that we can best meet your needs. We take notes and add them to your account as supplemental matching information.
You’ll meet your matches about a month before moving in, and we wait until then to ensure we’ve connected you with the best match possible.
Yes! We have reserved parking in our community in our secured, gated garage for an additional monthly cost. Please contact our office to secure a space.
Replay’s maintenance team is available to address any maintenance concerns. You can submit a maintenance request through your resident portal or call our on-site leasing office.
